My advice however is not to rush into an investment long distance with little experience, knowledge of the area or reliable contacts there.When investing long distance we become even more vulnerable to unscrupulous individuals.

They will give you a sales pitch and tell you that they will not try to sell you anything and end their advertisement with a sale hoping to make emotional sales to those that are vulnerable or not aware of what is going on.Maybe that is seemingly bad or outrageous to me might be that i am now 60 years old or i am from Dallas Texas or i had parents that grew me up to be more honest than many others.  

And with the first one, as Ben R pointed out above, you're vulnerability to risk is lowered considerably when you have several tenants kicking into your costs every month.  

We have it in our own home in vulnerable places.I would suggest cleaning it with a bleach solution, then spraying it with a product like Concrobium Mold Control.

They have lots of income, little time and want to put the cash to work...so they look for easy opportunities and are vulnerable to a well-done pitch book and "referrals" from the country club set.

With all that being said, I would not put yourself in a position that would make yourself vulnerable financially just to get tenants in place!! 

It’s a more vulnerable place to be.

However, if you are not a savvy real estate investor, it could easily lead to a bad investment decision or leave you vulnerable to fraud.

The length of the lease is up to you, as the property owner, but keep in mind new lease end date, for example an 18 month lease, may end at a time that makes your property more vulnerable to vacancy (i.e. student renters, etc.).
