The deck floorboards aren't in the best shape, so I should probably do that first, and the estimate I got last summer was $12000.

I would consider selling, i’m not necessarily saying you should, BUT only hold if you have a very strong belief in the appreciation of this property. 

We experienced real estate investors tend to look at most “guru” type training/mentorship as, at the very best, inadequate to provide the new investor with a reasonable pathway to success.

I would think this model works best if the property is close to you.

We took about 14 months to close this deal and the seller was very generous on keeping the price low.

Items such as this that could be easily replaced by almost any LL at a very minimal cost, will turn into a $135 aggravation at best if you overlook it!
