I just created 4 google chrome extensions using it that can send information through AI assistants and spit out different results from Meme's, to images to social media posts etc.We are also building agents in copilot that are specific for internal use.

U only have to be burned once when title comes back 3 days before closing ( which can be very common in abstractor states ) only to find it title is buggered.. title companies and closing attorneis may have their process's but a good agent just lets them know this is how escrow is going to flow.. they will wine but it cost 200.00 for a title search and we dont want to spend that until we know we have a closing.

@Kris Lou Be careful with agents as 95%+ of them really only know how to handle owner-occupied transactions.We don't do biz in Indianapolis, so this is unbiased info we hope you find useful:Recommend you first figure out the property Class you want to invest in, THEN figure out the corresponding location to invest in.Property Class will typically dictate the Class of tenant you get, which greatly IMPACTS rental income stability and property maintenance/damage by tenants.If you apply Class A assumptions to a Class B or C purchase, your expectations won’t be met and it may be a financial disaster.If you buy/renovate a property in Class D area to Class A standards, what quality of tenant will you get?

And I seriously doubt any non profits are money laundering, but then again neither is Joe the Barber LLC or Betty's Property Management LLC (which, especially if they are Single Member LLC's--which flow to the 1040 without any tax return for the entity--are already identified to the government computers at the IRS.If you want to swim with the big fish you have to get wet.Maybe the resident agents will offer to fill this out as a service for $50 to $100 (???)
