I keep tweaking my rules on tenant responsibilities as things come up that are not addressed in there.There is a fine line of tenants working on the unit and common sense.  

Figure out what's important to you (cash flow, appreciation, stability) and don't JUST look at the numbers for what they are on the surface, tweak them as you deem necessary and be conservative in how you assess it.

After starting this thread, reading everyones helpful advice, and suffering through a little more trial and error, I think I have finally solved (at least for now) the riddle of successful posting on Craigslist.Since tweaking my methods and figuring out what I was doing wrong, all of my marketing ads are posting and "sticking" with no problems.

However, it doesn't take a lot of tweaking to adjust your business plan to more of a -buy fix rent then exchange later- model with the intent to hold for "productive use" and a slightly longer time horizon.
