The high-interest environment without (what we thought would be) a positively correlated cap rate has certainly messed up our traditional thinking.A few years back I wouldn't have touched a class-B/C multi-family for under a 7.5% cap and 20% down with 25% amortization at a ridiculously low rate.

I thought my drywall guy understood I wanted him to touch up a few areas I marked with blue tape after the home had been painted but he decided to reskim nearly the whole home a day before we were going to list it..

I have a few options:1) raise the rents without touching the property (cash flow could then be around 1,500$/month 2) update the units (estimated 50,000$) and then (cash flow around 3,000$/month)2) update the units and do medium term rentals (cash flow around 4,500-5,000$/month)I'm also having trouble kicking the current tenants out with how bad our housing situation is as well as homelessness.
