I also have updated my application with a section where they can address variances to my "typical qualifications," where they can explain things like an old criminal background record (still states absolutely no evictions) or a divorce that wrecked their credit score.

Just for some background info......the only reason I started and own Skip Genie now is because I specialized in highly distressed vacant properties and learned the ins and outs of how to efficiently find and contact the owners/heirs and then be able to close on them.

If you choose to work with an attorney for your 1031 whose experience is limited to a few 1031s a year (even though they may have a vast real estate background) you'll likely not get the economies of scale and a competitive price for your 1031.
