Suffice it to say with about $30k in the bank at the beginning of 2015 and a 5 figure W2, I was able to acquire 15 doors by the end of 2015 (starting from 0).

To be honest, I don't know exactly how much say they must have in the deal for it not to be a security - whether major decision rights over purchase, sale, refinance, hiring, firing, etc. would suffice, or whether they would need even more management rights.

I've been looking at apps like Quickbooks, AppFolio and Buildium, but they seem way more complex (and expensive) than what we may need at this point.So my question is, for those who aren't managing the property themselves (we will use a management company to start) does something like Excel suffice?
