The only example I can think of is that I asked an applicant questions about their credit report.

Right now, land (unless in a hot market) takes a special type of buyer/developer to turn it into money, so you're better off finding the thing the people with the money want. land tends to sit a long time...

Many warranties cover single-family homes or duplexes, but for multifamily properties, you might need a specialized policy.

We consider background checks and credit checks only good for 60 days. 

I know a friend who is an attorney, although they don’t specialize in housing law.

But I'm guessing maybe your credit is too low for that?  

In my experience, a property with multiple cottages and outbuildings can provide all kinds of creative strategies...some folks try short-term rentals or even specialized retreats if local regulations allow.
