There are homeless programs that place people after they've been rehabilitated to functional members of society or who just help those who have a combination of bad luck and bad choices but don't have some severe underlying issue, and those often work out just fine. 

Time to put your hard-earned RE investment dollars to work where your assets to society will be appreciated. 

Ultimately, this is a business and we are in a capitalist society.

Because there are sparse multi families in the area, comps vary widely, from high crime urban areas  to rural farmhouses.

So trying to rethink the strategy and buy a 2 or 3 bedroom SFH or a condo (if I find a rare HOA that allows STRs) within Boston/Cambridge urban areas and doing a short term rental in additional rooms.

It may feel risky because our society has trained us to buy a home and pay down the mortgage as if that makes it an investment.

If you follow this it should really help you mitigate a lot of issues when you are investing from afar.Don't buy in the roughest neighborhood in the urban core.
