I'm very interested in doing term deals Subject 2,wrap, seller carry, lease purchase (sandwich), lease and assign and etc.

I am ultra consevative as an investor and don't really do stuff (although not opposed to) land contracts, subject 2, sandwich lease options, etc.

So long as the payments are current and made consistently, lenders typically have bigger fish to fry.At least one of the gurus teaches using sandwich lease-option as a way to stave off such issues, but that might not help in this specific situation.

Can't imagine a knowledgeable agent who'd get in the middle of lease option assignments/sandwiches, especially for $500.....a good way to lose a license, for peanuts. 

I've done one lease option sandwich so far.

I would for sure do it as a sandwich, but not sure if I should do it as an actual purchase.
