Also, when buying and selling with a self directed IRA, is there a similar process as 1031, or are you smooth sailing, tax wise? 

So as excited as I am about Providence's great architecture, restaurants, proximity to sailing hubs and livability, I don't think it's good enough for me to pay that fee :)Hopefully by next week I might have sorted this one

REI is not a hobby for me and, at heart, I'd rather be sailing.

Understand Tulum has been a “thing” for the past few years and growing insanely although the investing ship probably sailed already.

Disagreements and/or issues will come up at some point, and this will be the bible you go back too.Remember: "The hardest ship to sail is a partnership!"

I live in TN but have a place on Top sail Island and plan to retire there one day. 

With the joke being you could open your front and back door, shoot a shotgun from your front door, and the shell would sail through your house and go out the back door without hitting anything.Like anything else, the price/rent...but especially the price...varies by the neighborhood. 

For sure SF is the largest and I think you can sail out of SF even far as away as Stockton.

But once I got that figured out...smooth sailing!
