Its just a hole that gets deeper and deeper....one story or excuse after another.Serve notice of eviction and get the ball rolling NOW. 

I committed to going to a few real estate events a few years back and made a point to have casual conversations with 1-2 people per event and from there, I could feel the metaphorical snowball begin to roll down the hill.

The number one contributors on these forums never cease to amaze me and I really wish Biggerpockets would get rid of the top five rankings!  

Holding it for another few months also won't necessarily get you there either if it was actually a flip, but you are just trying to make it look better for tax purposes.Summary point being - it can be a valid tax position to have a short term gain / property held for less than 2 years rolled into a 1031. 

We have great +750 credit scores, a +6 month emergency fund, money set aside for the down payment (both emergency fund and down payment are cash sitting in a high yield savings and rolling 4 wk treasury) in addition to a taxable brokerage account I have built throughout the years in the event we need to leverage it for a pledge asset line.

Buyers roll their agent commission into the loan.
