I second the suggestion of retaining a geotech engineer.

The best background for folks in this industry is civil engineering, architect, trade specialist and so on.These are two very different skillsets. 

You need much more capital for real estate, as it is a wealth protection and cashflow engine for large sums of money when done right IMO
