Any information on Dallas, or any input from investors from Dallas whether you are an out of state investor or live in the Dallas area would be appreciated, I would love to start a thread regarding this topic in the BP community.Namely, I am struggling to gather what I can confidently claim as reputable data on property management companies, and every real estate agent I call understandably pitches me on the influx of quality tenants in their respective area emphasizes the beauty of Dallas and their listed properties.

I actually really respect the creativity in this thread.  

To me they are my customers and deserve my respect and attention That is until they stop paying.  

The vast majority have a very high scenes of entitlement having lived their life off of free handouts and for that reason have zero respect for others.As a landlord the level of resentment your tenants will have for you will counter any training you attempt to achieve.C class tenants are like cats, virtually impossible to train, and must be constantly monitored as you would a child.

I am open to any and all feedback as I learn the ropes in respect to non-standard finance options to get deals done. 

With all due respect - if you do not have experience in rehabbing property, a 1940's house that needs complete rehab is not the place to start.

Also, with respect to the city - how is the city on zoning and code violations?
