It seems in our experience, that no matter how profitable the business is, they're still afraid of small businesses closing up shop and they're left holding the bag.

I would even take your situation another step-I'd contact the landlord with the address and contact info of the deadbeat, and hope that if you ever got stuck holding the bag, someone would do the same for you.

Another interesting reaction you may start getting from some friends/acquaintances is, "Oh, so you're money bags?
