You should have someone local who can drive by to check on the property, respond to emergencies, conduct regular inspections, etc.

If they were over 10-15 years ago, finances checked out, and he has landlord references, I might consider overlooking the incidents.

You can achieve this by regularly checking the Search Terms report, routinely searching for your brand on Google, and pulling the actual keywords that are converted in your CRM.

Anywhere else I'd recommend a regular fence that'll be low cost and efficient
