Those type of horrible random events WOULD NEVER happen to you because you are a good responsible person and you care a lot.A more intelligent argument would be:  I'm a good landlord so my pot odds are so low of successfully being sued that I don't want to bother with the cost and hassle of forming a LLC.

For enforcement, drive through the parking lot or have someone drive through the parking lot a couple times a day or randomly and have anyone towed at owners expense that is not permitted.

We did get a new-in-box big screen TV (50", but about 15 years old), a new water heater, some tools, a couple 8mm video cameras from the 1960s and other random stuff.

However, here are some random thoughts:If 60% of rental income provides sufficient retirement income, you can probably afford to do nothing :-) This has the added benefit of continued capital appreciation, relatively easy single family home management and tax free stepped up basis on first death.
