opinions will vary.. however wholesaling is a pretty advanced activity and quite difficult really.to do it well it incorporates many different diciplines and you need to be on point with all of them.just like being an agent.. 90% of those that try wholesaling fail.. that's a fact and they go into debt doing it or blow their cash.50 to 60% who try to be real estate agents don't make it either.. but if you can get past the hump so to speak being an agent can be a lifelong rewarding career.. most wholesalers don't last a long time as they get to doing something else.and it really depends on your market.

Everyone has their own risk/reward tolerance. and knowing me being a very conservative person, I really  like your idea on how you go on buying your rental properties. 

I don't know many investors that enjoy kicking tenants out or forcing them out with major increases but you need to run these like a business if you want to enjoy the rewards of a business.Determine market rate and bump them.

We still have plenty of credit available and we use it on our daily expenses (i.e. food, gas, utilities) in order to gain some of the rewards but it tends to keep our credit available low.

I am personally involved in a program that mentors young disadvantaged foster children, and I can tell you firsthand that it’s very rewarding. 

It's likely to cost you much more than a standard eviction and will "reward" the tenant for their bad behavior.This is an example of how hiring an amateur can be far, far more expensive than hiring a professional.

More risk can mean more reward, but we prefer more stability.
