Oh my, very good tips, but as to recording phone calls and taking them to court, better check applicable laws as to notice of recordings, unless you have 3 or more on a conversation, privacy is assumed.I've used recordings and gave notice that is not so obvious but meets the legal requirement, by saying such things as;"You know George, I'm not discussing this issue with you privately at this time"....Or "You know that under the circumstances anything you tell me is public knowledge as I may have to repeat any part of this"I doubt a landlord can justify saying it's recorded for training purposes LOL.Otherwise, not only will your recording be tossed out, you may get nailed for wiretapping!

My reasons: to have privacy and avoid as many costs, fees and taxes as possible; my idea was to get the seller to sign their property on a warranty deed to trustee (recorded) with me of course being the beneficial interest and the trustee being something else other than a LLc (since LLc's have to be seen as active in the system, be generating income, be taxed at the end of the year and me needing to use my real name and info. to set it up), then assign that property to an investor using the trust agreement (not recorded).
