@Dan Powers is talking about LOT area, not necessarily unit area, so what he is saying is that in order for the LOT to have 3 units, the LOT needs to be at least 1080 sqft.

You should be able to get 20% down on 1-4 units not 30%, which would stretch your dollar further as far as purchasing power but the leverage will lower your cash flow.
