I am just a little north of you in White Plains.

If I am clear with people on what we're doing (plain language, simple numbers) is this enough to be non predatory?

I tried taking them to court, but didn't because I was sick of them both, I swallowed it a lesson learned, repair the damage and moved forward.

And one day I got sick of being someone else's b**** so I quit my job and began my biz. 

I am splitting my time btw Westchester and Suffolk County but we are currently looking for our first flip in and around the White Plains area.

Perhaps it is the most ironic thing ever, but I get a sick feeling in my stomach and I react with "Oh no, they accepted my offer.  

They don't pay their business gets boarded up plain and simple.The tenants making improvements is also a big bonus.

The White Plains valley was my second home for years.

My wife is sick of talking to me about investing, so hopefully I can become more involved in this community, and safe my wife her sanity!

You say partner and you don't have an excuse because he's a partner, he then can have legal liability for your actions, until he shows he's not a partner or you acted outside the scope of your "partnership" agreement.Deceit may make your markets efforts easier, so will plain lying, put more thought into your transactions and try the truth, it works every time. :)
