I have some perspective on this.For me I see this as the market finally catching up with the excess inventory created by residences moving out of OHIO and that area to the south..

From a legal perspective, I would suggest having separate LLCs for each business venture.

That being said, I have a teaching degree which from a content perspective, gives me no advantage at all, but I am doing just fine. 

I know it’s probably not ideal from an efficiency perspective but I’d definitely like to manage the risk as much as possible. 

An alternate perspective from someone in a larger city market - I am hesitant to put my STRs on Google maps.

They should stipulate from an Insurance perspective that the Contractor provide you with proof of Insurance that:    1. names you as an additional insured    2. provides 30 day notice of cancellation    3.

I can't promise anything but I'm always interested to hear different ideas and perspectives.

Ryan,From an insurance perspective:1, discuss the claim scenario (Tenant vandalizes the unit) with your agent and see how, potentially, your policy would respond2. require that your Tenants purchase Renters Insurance and have you named on the policy so you receive notice of cancellation.
