Your cleaning person should also let you know if you are short or need supplies (i.e. toilet paper, soap,etc) or if anything is broken or missing.I would create a checklist for the cleaning person of what they need  to clean every day, what needs cleaning once a week, and what needs cleaning once a month. 

Mario - Taking a "paper loss" because of depreciation is typical from my perspective.

On paper some homes look great, but in reality, they are anything but that. 

Also, many times the old lease isn't signed over on paper to the new owner and then presented to the tenant.

To a Californian, these would be "cheap" but not the cheapest of them all in houston so not as attractive on paper but in my view way more of a justifiable asset to invest in than the hood.

It ain't over,I may be wrong, but I think you're pitching paper which is a no-no on BP unless you are Pro/plus status snd restrict posts to marketplace.

On paper I can make anything cash flow, but then there is reality.

Does the real estate attorney take care of all the paper work ? 

This would leave a paper trail and a record of work actually done.
