funny this was posted. i just had this done. the cast iron tub was disgusting. the previous homeowner put outdoor paint (yes, outdoor paint..real winner there) on the tub. i had a company that said they've never not been able to resurface a tub. this kid shows up & is getting some of it off but needs something stronger...next week shows up & gets some more off but says needs something stronger.

The property rented the day my cleaning crew moved out, in fact I helped the new tenants move furniture in.Due to him paying later and later he got further behind and when he moved out suddenly I realized he was over 2 months behind.

As far as not being able to get below market value, well that's true, but as I expect appreciation to occur, in a year or three I will have made up for the net-loss up front, and over time hopfully the newer materials, mechanicals, and transparency of the house (e..g, no furniture to get in the way of inspections) will pay dividends in the bottom line.
