It is my personal opinion that 50 years from now STR in residential zones will be illegal in 100% of the country. 

Looking for opinion about DealMachine and Leadcruncher and any other systems you might know about. 

Just my 2 cents but love to hear opinions of others. 

Would like opinions on things to consider that I may not be thinking about as a rookie on conventional or DSCR loan assuming it appraises for the calculated ARV during analysis vs finding other ways to flip now.

The most profitable area of real estate in my opinion is new construction... that way you can literally build sweat equity... at least that is what I am focusing on!

Obviously, everyone has a different opinion on why that might be but that's a whole different discussion in itself.

I would only suggest a property management company set up if you are not working for an employer and are interested in retirement account contributions + deducting health insurance costs.If you are already working for an employer who is providing a retirment account plan + subsidizing health insurance costs, in my opinion, no point in setting it up.

In my opinion, both needed similar amounts of work to get the vacation rental ready, his just showed better and had some cute updates.  

But like I said, those lots are priced out of the market in my opinion.   

It would most likely in my opinion be a owner financed deal.
