I am mainly looking for a credit report, and a reliable, comprehensive background check (for felonies and/or sexual offenses).

Keep in mind this is a Federal  Offense and not worth it.  

Criminal history may not contain drug offenses within 7 years except for one conviction for possession of a controlled substance.

No offense intended but California laws stink for landlords, it is a dam hard state to start real estate in.

Whether there is a technically legal way to do it or not, I think many people will find the idea itself offensive. 

I think even more offensive is not being able to terminate a month to month lease unless your are 1.
