The seller when they can’t find a buyer and the buyers who are inexperienced investors desperate for a deal and insufficiently educated on how to identify a good deal.

As a result, our credit scores are good (we both have an excellent history of paying our bills on time) but not great (due to a lack of installment accounts and insufficient mortgage information.)

High taxes, utilities, vacancy, repairs or cost of capital can make 1.5% insufficient.  

Pro because you go in with confirmation of initial value (helpful if you aren’t confident in calculating ARV) but con because it has to be in sufficient condition to appraise (no full rehabs, which can limit upside).

Hey BP,What are you doing to track down owners of your letters returned marked “ undeliverable” or “ insufficient address”?

I too take very seriously making sure anyone who does business with me profits now and into the future - it's how I arrived at the top .25% in my nutrition business, and the same approach I'm taking with this.  

You have to have the time to train correctly, absolutely have the education to understand nutrition, and definitely have to be motivated or you'll give up and stay fat.

From the ones you drive and identify, eliminate:1) Corporate owned, including bank, investor, LLC, investment trusts2) Recent purchase3) Insufficient equityEvery seller needs a motivation.

Plus it leaves a paper trail if the deposit doesn't go threw (can't say it's in the mail), not to mention their bank will hit them with an insufficient funds fee, so it keeps them on the ball.
