We are seeing more and more horror stories pop up from folks losing their investments after pooring them into trash syndicate deals, or buying in C/D grade areas out of state because a YT video or message board post gave them FOMO.

There is also a much larger inventory of rentals for a prospective resident to look at, a few years back we were in the 3ks for vacants and this year bumping up near 5k during the peak season (in my opinion probably due to the low entry price point for investors compared to the rest of the country as well as low interest rates on loans for folks moving out of their homes).

a lot of folks jumped in to help with the money question... but there's a lot of background missing here.

So take your time, talk to different folks, and do a bunch of research. 

You'll find most folks flocking to the Midwest for out of state investing.The most popular areas are still in Ohio, specifically Cleveland, Toledo, Columbus, etc.Personally, I'm hugely bullish on Detroit.

The folks on here that say STR's are good investments bought at a time when the profitability was higher and expenses were lower.

And we always refer folks to our network of licensed and certified vendors for work they need.  

@Chris Mason  you know Chris  I think the saying  " get a deal and the money will be easy"  I think that really waste a lot of folks time..

BE CAREFUL and choosey when it comes to finding a mentor, some folks will hear your income and be very interested in "helping" for the wrong reasons.
