I know pets are an important part of our society, but renters with pets are limiting their housing options.  

And that scale continues to shift further as our society makes people believe to be successful you need to get a college degree in a white collar career path.

It's not frugal or smart), I enjoy all the modern amenities in life (I eat out a couple times a month using Groupon or other deals), I have a newer Ford Focus in mind condition (yes we are a 1 car family!)

I am about to replace a 1950 gravity gas heater with a modern unit, add c/a and do a little basement duct work to a unit all for $5,800.Around here (Delaware County, PA - near Phila), a "3Br, 1Ba, unfinished basement and no c/a" is the "base unit" for the row homes I buy. 

The fact they did not recognize opportunities locally, the best in modern history, does make some wonder how could they be able to recognize great opportunities remotely?

So if you want to be in the game a long time and "wholesaling" is what you want to do, then put on your big boy pants (or big girl pants) and take the test, pay your fee and be part of responsible society.

This has worked successfully for me in the past whenever I had the unfortunate event of encountering the underbelly of society.  

We look for older properties in good locations which are nose against obsolescence and determine if we can modernize and rejuvenate them.  

Due to a higher rate of divorce, increased single parenthood, the over-all delay of marriage, slow wage growth, high debt to income ratios, more stringent mortgage qualification, higher home prices, and a more mobile society investors will continue to see a strong rental market.

These things may never occur, but has a chance to and in this day an age being a suing society, I'd take care of those issues now.Nancy Neville
