I generally rule out most single family homes as viable rentals, as prices are pretty high relative to rents, so aside from some downtown neighborhoods, typically you do not find large areas of single family rental neighborhoods (a median sale price on a 3 bed, 2 bath home so far this year in Dane County on MLS sales data is at $430k). 

And by higher risk I mean higher risk of tenant issues  generally older homes with a lot of long term differed maintenance. limited opportunities for any REAL appreciation . 

A final and general question - is this house worth it?

I am open to do any tours just to get familiar with the areas and the general atmosphere of the areas.

Where the title company is also the escrow company and Attornies do not do closings generally speaking on low end SFR type deals.If your buying multi million dollar commercial many times buyers will engage an attorney in those I just closed on last month like that I was a principal  and my wife was the Broker.

I've had low returns but in general all have made money.
