I was interested in this type of deal because I was living in the area for another year and needed to build equity as well as dip my feet into the real estate market.

I work specifically with investors and market for run-down properties that I am able to offer to investors I work with exclusively, on top of the properties that are available on the MLS.

I pull pretty solid lists, I find a lot of my deals off market, just thought I could reach more if I have a few full time callers on the phones.While i'm at it, how are you guys finding good deals in today's world?

Depending on your long term goals I wholesale and use the assignments fees to buy free and clear properties and I use creative marketing to buy and keep in my portfolio. 

The NonQM market is starting to offer these products.

Brian,Because VT is a traditional rental market (ski houses), depending on the minimum duration you will be allowing for rentals (ie. monthly, Weekly, etc.) there are some regular carriers in the New England Market that will write it.
