The main players in this space are Guidance Residential and UIF, but it turns out that they may just be purchasing a Freddie/Fannie loan on the back end to finance the deal and then structure it differently for the buyer - which isn't in accordance with their religious rules. 

Hi @Jorge Vazquez I agree it was mainly lawsuits, scams and fraud that drove up the rates but how are regular investors and homeowners supposed to absorb these huge increases.

Helens now to be fair he is quite brilliant at construction owns a HUGE underground construction company that he sold to his employees  and loves these type of off the main stream projects and has put many hours into it.. and not made a dime LOL.. he donated one of the fully built homes to the local collage..

This means that the bottom side of the home isn’t shielded from the elements.

Not super sure of the exact market I'd like to invest in mainly because I've had trouble finding listings on the market.

The main drivers that go into pricing are LTV, DSCR ratio, and FICO.

For now I am looking in the broader Miami area, since I would preferably house hack a duplex and need to be somewhat close to my main work.As for questions I think the biggest unknown right now for me mostly revolves around the timeline and order of steps.

The guy I’m working with I’m nearly positive has some investments under his belt as well as one of the top agents in the state and I figured he was the main source for that but just double checking. 

However I am also sort of house hacking the main house (upstairs).

@Adolphus Fletcher - If you're main goal is to build business credit there are different avenues to do so including: obtaining and unsecured line of credit for the business, applying for a business credit card, applying for business accounts such as Home Depot/Lowes, etc...
