It’s a Class B maybe B- neighborhood right across the river from a Class C town attracting opportunists that steal if you leave something out or unlocked.The tenants has a few red flags and I’d like some input on them after listening to some rental books.

San Diego is expensive to Purchase, maintenance and cap ex is expensive, property tax at purchase is expensive in terms of dollars (average SFH prop tax at purchase is ~$1k/month in San Diego), new retail (MLS) purchases are negative cash flow when allocating properly for expenses, it is tenant friendly in terms of regulations but this is largely due to the big advantages LL have due to crazy low vacancy rates.

Looking at 4-5 months from initial offer to listing and I have a GC handling all the work, so my time has been just driving to check status/give input/drop off payment.
