Finally get the girls evicted, and I almost lost a tenant.The condo has 104 units, and to keep fees low, they have volunteers, condo owners, doing landscaping, cleaning the hallways etc.

The wealth of knowledge than can be obtained is incredible and I am happy to have stumbled across BP and more importantly this NJ sub forum.A little bit about myself - I've always had an entrepreneurial spirit growing up (started a small landscaping company in HS to get me through college), however, I fell into the trap of "you need to get a good degree, then a good job, with a good company."

I have not done large MFRs, so maybe the landscape there is different than smaller MFRs and SFRs.That said, the total commission is agreed to in advance in the listing contract, so working with the seller's agent is not going to save anybody money.

Hopefully, you already asked to see the following items:- lease agreements (look for: special maintenance clauses and what items the tenant is responsible for repairing if any, late fee dues and dates, security and extra deposits, what the owner pays vs what the tenant pays for utilities, landscaping, pest control, etc)- payment ledger- notices given (if any)- copies of annual inspection reports- Estoppel Certificates (show rent, amount of security deposit) if you do not have an agreementYou will need the current property management company to also provide you with current tenant contact information, keys to the unit, and any paperwork listed above.

Account Closed Seems like a bit much for a 95 unit, unless there was a great deal of uniqueness to each unit, or massive amounts of landscaping and other 15-year property.

You'll need to paint it, replace that old carpet, do landscaping etc.
