At least in NJ its straight ad valorem, with the various tax assessors updating assessments in a periodic hodgepodge way...Pre 2007, our attorneys did the closings and the brokers held the initial deposits. 

I might consider them if I had no other candidates , but only with 2 months security deposit in addition to the rent. 

I use Baselane and even though it's very simple to set up accounts and to have dedicated credit cards for each property, I do have to watch very closely that the deposits and expenditures go to the right account so I don't leave myself short anywhere.

As long as you are taking proactive steps, I wouldn't instantly evict them right away.

And to get spec loans from most banks they are going to want a deposit relationship..

I believe best practice is to have them make the security deposit payment within 24 hours.

I mean just look at those that get all nervous with EM deposits even though they are not going to lose the money ..
