In my experience the basics for a functional RE based CRM are:Custom Fields for Data Objects (Leads, Prospects, Applications, Buildings, Units, etc...)A Screening Engine (background/credit checks, employment verification, etc)Online Rental Application (this should automatically run the application through screening)Ability to mass email/sms leads and tenants to provide informationSurveys/Inspection formsI've been building real estate CRM tools for years.

You can step in and walk thru for the final inspection to get occupancy.What is left to do?

Just like anything it comes down to doing your due diligence and inspecting the property before you buy it so you are aware of the age of the capex and all the mechanicals. 

They come in on the 1st inspection and it’s passed.

We typically dont have inspection reports prior to the rehab.

I would also try to familiarize yourself with local landlord-tenant laws, including fair housing regulations, security deposit limits, and notice requirements for entering the property or terminating a lease.Prior to renting, conduct a thorough inspection of the property before the tenant moves in, and document the condition with photos or a video walkthrough.

You want Tenant A out, you inspect, you handle the deposit, then you move Tenant B in.
