My mentor says you can get more cash flow and liquidity with SFH vs Multifamily, since brokers seem to want a certain cap rate on sales accross a geographic area vs when working with SFH sellers, they're more flexible and motivated based on individual needs.What are your thoughts on buying SFH vs Multifamily?

I believe there are already motivated sellers who are eager to sell at a good price, I also believe next year will be more opportunity. 

The book 'How to win friends and influence people' is also very good and more popular.

I am looking into purchasing a plot of land somewhere around my state of Illinois to give myself leverage and motivation to develop it.
