I have bought and sold everything from high end imported automobiles to a veterinary hospital to fishing gear and fishing boats.  

She intimated to us that she wanted to cut back her lucrative practice & spend time with the grandkids instead of them being 'incarcerated & infected' (her words) at the local o/crowded o/priced daycare center.

I'm not saying that buy-and-hold is immune to all risks, but I do think they are less risky in almost all aspects from a project perspective.

And when you look back in a few years, does it really matter that it toke you a few weeks or even a few months longer, if your property worth $100s of thousands more and is a lot more immune to the economy's ups and downs.

Speeding is the number 1 cause of automobile deaths, and crashes.

Another nice benefit of this is that if your tenants feel like they are getting a good deal, and you haven't made the mistake of renting to a pile of muppets, they are far less likely (but not immune to) pulling moves.  

From the web search  I have found that it is tricky renting to foreign diplomats because of the diplomatic immunity they have.
