I personally prefer to be more on the advising and relationship side so I can give my clients more tailored solutions, help them avoid pitfalls, connect them to people that can help them grow and structure their portfolios and I treat this industry more as a relationship business rather than a transactional business. 

Not because they do a bad job, but their focus is to be as objective as possible in a subjective industry.

Other winter weather states I like: Colorado, Utah, Idaho (research this one, many Californians moved there and drove up values, not sure what industries are there to support economic growth).I would be cautious about doing a BRRRR from another country.

The tech and manufacturing sectors have grown by 15% and 12% respectively, complementing the hospitality and medical industries. 

Also, if you are open to other asset classes, you might take a look at small commercial spaces in some of the outlying communities as well as light industrial spaces that need some TLC.
