When a child LLC (disregarded entity) is used to hold each property, and all of the tax reporting is done on the tax return of the parent entity, does each  individual child LLC need to file the BOI Report, or only the parent LLC? 

Our biggest challenge is that we are not over 55+ and we would prefer to invest our money in the villages itself.

If you ask me, I would much rather prefer investing in my local markets or at least somewhere I can drive to.

Some prefer to rent.

If a cash out refinance, many lenders will allow the cash out to satisfy the reserves requirement.DSCR lenders generally let you vest either individually or as an LLC.

If you have any other resources (preferably free) to analyze properties, it'd be greatly appreciated.

The insurance would not be valid for two reasons:1) the insured “individual” is no longer the owner2) the insurance was for an owner occupant, not a rentalMost people DO change the insurance to reflect the llc as owner and as a rental.

Are you looking to bundle these or do them individually?

Some of the areas that we invest in have some clauses in their zoning forbidding more than 3 individuals unrelated by blood or marriage from occupying the same unit.
