I'm currently immersed in "The Multifamily Millionaire" Vol II by Brian Murray and Brendan Turner.

The biggest mistake I see most investors make is not fully immersing themselves within their target market.

They can help you find a good and popular area that you may not be aware of as you are not immersed in the market.

There is a $10K entry level for 6 months training in this program and I found that it totally immersed me into the world of real estate investing.
