Although these ended up being a great investment (sold one of them 3 years later for approx $75k higher than he purchased them), it's not his cup of tea. 

In Sioux Falls specifically, I would absolutely not want to own a facility down at the Tea exit for the reasons you mentioned, but I think facilities close to residential areas will maintain good occupancy numbers.

@Jonathan Tea  I believe the Turn Key @Douglas Skipworth mentioned Mid South Best Buyers is actually Mid South Home Buyers, in case you had a hard time finding them online. 

I intend to invest in small multi-family properties (2-4 units), but will add a layer of "regulatory armor" around any local investments based on what applies now and what the tea leaves tell me will apply in the future.  

You can easily get most of the top books for $15 in that first month.I now have a morning routine of listening to an hour podcast from BP or audio book over my morning tea.
