Well what I was thinking that I could do was look for a tax deed property in a decent area (closer to one of the colleges in town) and use my business credit to acquire the property and to renovate.

If you are more concerned with building equity and buying appreciating assets, you can target some of the areas in Philly that are closer to the 1% rule with the thought of building up assets to borrow equity from.

In Arizona minimally you are spending at least 300k for a decent rental 3bed 2bath 1500 sqft and on avg at least 400k which is going to require minimally 100k down and closer to 150-200 if you want to cash flow where avg rent is the 2300$ range.

I do think the rental market is ok, but I have found that a lot of NJ investors just look out as far as the prices drop.There are a lot of cool towns with better rental opportunities likely a little closer to you, but it depends what you can spend and what your goal is.
