With that kind of seed money, leaving $100,000 for reserves, you could purchase a 1.2 million apartment complex that could cash flow to start at approximately $35,000.00 to start and upwards of $50,000.00 a year 18 months to 3 years later.Single family is the slow way to financial freedom and you are at the mercy of comps for your valuations.

If you have time there is likely dormant grass that if you water and fertilize it grass will grow and with some light seeding and careful cultivation it will establish a lawn.

I have the the contacts that I need to put together a good team for the renovation of residential projects and a little bit of seed capitol, but lack the resources to find the excellent real estate deals that I know are out there and the financing for the bigger projects I would like to do as well.

I figured this would be the case, but was hoping if I 'started a company' and seeded it with some amount of money I might be able to create a buffer where I would put that initial money and my downpayment at risk, but not risk the potential for personal liabilities/ needing to claim personal bankruptcy.
