If a potential client is using 1031's they will appreciate a realtor they don't have to educate. 

You may end up with a little more vacancy today because you stuck to your guns but if your criteria are solid you will have better overall results in the long run and investing is for the long haul.

I’m educated now, but I had no one in my circle that really knew anything until now.

I just paid my attorney 15k today in just fees for 4 entitlement contract red lines and we arnt even under contract yet!

@Bob AveryLike Wale stated I would go to MNREIA meetings to further your education and expand your team. 

Assuming your buyer has good credit, putting 20% down etc buying down to 5.25% today would cost 4-4.5 points, so 800k loan that would be 32k-40k from someone, and if you are offering that buy down that someone would be you.

Most brokerages I interviewed and know of don't even take on part-time agents because it is such a liability if you are not educated on the ever-changing laws and forms and you do something wrong within a transaction.
