Do you anticipate there being a large distinction in the impact this crisis has on single vs. multi-family markets? 

@Daniel Lozowy great question - there are so many different distinctions between the classes that it's hard to really nail down a good definition.

Gerry,In general, the distinction comes down to who directs the work and who pay the subs.If the entity that owns the property is hiring one firm to handle the job (and that firm pays the subs & directs the work) the owner is not a GC in the eyes of most insurance companies.

I don't think many people, make a distinction between real estate "investing" and "business."

Forgive me if this sounds like word-play but as someone who has bought multiple distressed properties on Oahu, including a foreclosure at auction, it was an important distinction so as to not attach an emotional preference to certain properties. 

However, the law does have a distinction in emotional support animals and service animals.

Hi Tamera, Having analyzed the market thoroughly over the past year, I don't think there is a clear distinction from a returns perspective between a resort type or somewhere off the beaten path.

The distinction is important because if an employer classifies a worker as a contractor who should be an employee, the employer can be liable for withholding taxes, even if they already paid the worker.It's worth talking to a CPA or lawyer about your worker if you are not sure.
