@Amber Lister: I was trying to find this great CBRE graph that basically showed real estate values are far outpacing rent growth, hence the 3% in financial crisis becoming the 2%, becoming the 1%, and now in most stable submarkets of major metros, you are looking at 0.5-0.75% rule.

If you can collect 1.5 months rent as a deposit then that is what I would demand, or better yet 1 months rent and .5 months worth of a non refundable pet fee if your state allows for such a thing.Otherwise if you can get guaranteed income, and above average rent during this crisis then I would say go for it.

This crisis is extremely young still and with tools like mortgage forbearance prolonging the foreclosures, I’m afraid we haven’t seen even close to the beginning of the carnage we will see in the next few years.The money ALWAYS moves from the weak hands to the strong hands in times like these!
