It could be a nice opportunity however I would be certain they will want you to make up the difference between $250,000 and whatever is left on the mortgage which btw in my opinion should be done with lender's knowledge and approval. 

Bad tenants and squatters are wholly different situations.

What's the difference between what you consider market price at 7% interest and the price you consider 18% above market price at 2%?

Also what does the city say is the assessed value of the property on your taxes (it will be different than the appraised value, but should give you an idea).

Alternatively, your brother could buy your share, which would result in capital gains tax for you on the difference between your share's original cost and its current value.
