The highest likelihood HMLs are local HMLs, as they'll have the market familiarity to be able to just obtain a BPO or even perform a desktop underwrite.HMLs with national coverage are very likely to require full appraisals for two reasons;1) It may be a formal stipulation in their underwriting guidelines.2) They don't have the specific local market confidence that a lender based in that city would have.You may want to try local REIA meetups.

They shell out good money to get BPOs and appraisals... and even those can be wrong or misleading.Now go pay a good agent $50 for a BPO or an appraiser a few hundred bucks for a desktop appraisal.ARV can make or break your deal.

Your accounting software should be able to give you all that info. and if you want to keep track of the cash you spend, start an account that is named Cash and just put in the totals you put into the " cash" account and all your daily expenses. i know Quicken will keep track of your net worth and have it displayed at the bottom of the page, they even have a Budget tacker as part of their software and i believe the newer ones can be used on mobile phones and connect to your desk top via cloud.

When I log in from a desktop or laptop computer, it seems to work ok on Google Chrome.
