I run the check anyway but with a grain of salt. 

No pictures.One property we spot check because we are only an hour away.If we find issues or get cleaning complaints they are going to do better or we get a new cleaner.

Analyzing Deals:Mainly I use the MLS to check for rentals comps or previously sold comps & potential ARV.

I saw you have regular check in.

The result for a background check using Zillow Rental Property Manager's site came back with a result of "N/A".

Horror story #2: while selling off one of the Class C Indianapolis properties, buyer asked me to pay replace the sewer line before closing... absolutely not...here's a partial credit (check to written out to contractor from closing proceeds so buyers don't pocket the money)
